The apartment is located just off Likiou str next to the Greek Presidents Palace, the PMs Maximou Mansion, the Greek Parliament and the National Garden. Few steps away from the theaters, cinemas, opera house and so much more! Recently renovated, combining the luxury with the modern comfort style, this apartment is the ideal place for executives, professional sharers, families, friends or couples... This is just the right apartment to stay for those who want to live, work and experience the Athenian living in the apartment with a contemporary feel. Here, you will find anything you may need to feel cozy: a piece of high-quality furniture, a queen size bed with Tempur mattress, two more, with the dimensions 110x190 and Tempur mattresses. Fully equipped kitchen with tasty goodies waiting at your arrival, WiFi with a strong signal and a TV will help you out in spending some carefree evenings. If a wooden baby cot (upon request) is needed, there will be a charge likewise the charge for an extra person (30 euro per day). There is a sofa, perfect for both relaxation and accommodation of an extra person. IMPORTANT NOTICE: The listing's base rate is for an ENTIRE HOUSE Rental (1 living room, 1 kitchen, 1 bathroom & 1 bedroom-you can choose as the main bedroom the bedroom of your preference). In case the booking is for 2 guests, the guests may choose which bedroom they wish to use for their accommodation. The other one will be unavailable for their use. If there are 2 guests, who wish to sleep in separate bedrooms, they should inform me and the extra bedroom is charged with 15 €/night. In this case, 2 bedrooms of their preference will be available for their accommodation. In any case, in your request, you should declare the real number of guests. When you will feel like leaving the apartment for some urban exploration, you'll discover that there are so many significant places in a walking distance from you, such as the Acropolis temple, the green planted Agora, the historical Plaka alleys, the Monastiraki and Syntagma squares, ancient and contemporary history museums and galleries - many periods of the Greek historical glory will be waiting for you in a few steps. In case you feel hungry or about to do some shopping therapy, you'll find that fine dining, coffee shops, and shopping either at the Kolonaki square or Ermou street are within 5 min walking distance. If you've already done it and want to go a little bit out of the center, you may always ride a metro or get a bus, which is a 3 min walk from the flat. The cleaning fee is charged for the cleaning after your check-out, in the order we'll be able to deliver the apartment to the next guest in the same condition it was when you received it. There are free Greek SIM cards available upon request. In case of a same-day booking a four-hour notice before your arrival is necessary. This apartment can accommodate 5 people. In case you are less and wish to stay at the apartment more than 4 days, please inform me first through a message, and then I'll let you know if this is possible depending on the demand and the season. If there is a request of two guests, please contact me through your message to arrange the price. In case the booking is for 2 guests, the guests may have the main bedroom with the king size bed. The other 1 will be unavailable for their use. If there are 2 guests, who wish to sleep in separate bedrooms, the extra bedroom for usage is charged with 15 €/night and they must inform me through a message that they'll need both bedrooms so that we'll prepare them and have them both available. In case the booking is for three or four guests, both bedrooms will be available for them. In case you are a large group and wish to stay close to each other, we have another apartment in the same building and we could accommodate in total up to 10 guests. If you are interested please ask me about that and I will provide you with more information. The charge for babies and kids is the same as that of an adult. For this reason, if there are children, you shall include them in the number of adult guests. If a wooden baby cot (upon request) is needed there will be an additional charge of 30 euros per stay. The check-in time is between 15:00 - 21:00. There is a waiting period of 30 minutes after the agreed check-in time between us and the guests. We ask for the guest's flight details in order to track the flight and avoid any inconveniences of possible delays. If you are having any emergency delay please inform us 1 hour before the arranged check-in and we will be happy to accommodate you. If we do not have any prior notice, there will be an extra charge depending on the case. Early check-in benefit is provided in special circumstances with an extra early/late check-in fee - 10€ for after 21.00 and until 23.00, then 20€ from 23.00 until 09.00 and 10€ (09:00-10:00) - which is independent of the extra accommodation fee (half-day rate). So if you want to be sure for early check-in, you don't have to take the risk of the last minute notice; your check-in day in your reservation must be the previous one of your arrival day. However, in case of a same-day check-out, the check-in of the new guests will be possible only when the apartment is cleaned. A fee of 30€ is charged for check-in and check-out on the previous, same and next day of Christmas (24th, 25th and 26th of December), New Year's Eve (31st of December), New Year's Day (1st of January), Epiphany (6th of January), on August 15th (The Dormition of Virgin Mary), on 17th of June (Holy Spirit Day) and on all the Greek National Holidays, such as 25th of March (Greek Independence Day) and the 28th of October (The anniversary of ‘NO’) ,which is independent of the extra fees for the early/late check-in and check-out. Regarding the Orthodox Easter, the fee applies for Friday-Saturday-Easter Day and Easter Monday (25,26,27,28,29 of April). For those days, early and late check-ins will only be possible after contacting me for confirmation. NOTICE !! If you are planning for a very early/ late check-in please inform us in your request BEFORE we accept it, so as you have agreed with the extra fees !! If your stay is longer than 1 week you will have to cover and will be charged with an additional cleaning cost with a cleaning lady allocated by us. During the Orthodox Easter Period ( 25,26,27,28,29 of April) the apartment will only be available for reservations of 4nights and more. There is also an extra charge of 100€ in case you lose the entrance key card. You are kindly requested during your stay when you are outside and before your departure, to turn off the air condition, the hot water and also the lights! Keep in mind that, in accordance with the Greek Regulation Law, prior to your arrival, you will need to provide us through the platform personal details such as full name, passport number or your VAT number(ΑΦΜ ). In case that the guest is not the person who made the reservation, we will need their full name and their telephone number. In order for us to be in good terms with our legal obligations, we still need the details of the profile that the reservation was booked. EXTRA SECURITY IS OFFERED BY THE SURVEILLANCE CAMERA EXISTING OUT OF THE FLOOR DOOR OF THE APARTMENT AND RECORDING EVERYONE ENTERING AND EXITING IT.
